please give me some advice?

me my bf and my best friend rented a house together, all of us were on the lease. after about a month my friend moved back home. we told her we would find a replacement for her asap and that she would have to pay rent until then, she agreed to this. meanwhile we could NOT find anyone to move in no matter what we did. anyway about six weeks since she moved bacl i saw her when she told me she had stopped paying rent 3 weeks earlier. i was like what? she reckons she messaged my bf (which he never received by the way) saying we had "four weeks notice" to find someone and she would stop paying rent after that. she cant do that can she?? we called the real estate and they said they had to have the money by the following day so stupidly we paid it. is there anything we can do to get her money? me and my bf have since moved out of that house but are still paying rent for it until the realestate can get new tenants so me and my bf have been covering her share. what are our options?
and i dont care what chasing up our money could potentially do to our friendship because we are no longer very good friends. cheers

First, write a letter to your landlord stating that you do not consent to your "best friend" being removed from the lease. She is a party to the original agreement and cannot arbitrarily decide to remove herself from the agreement without the other parties agreeing. You made a good faith effort to re-rent the unit, she should make an effort to find her own replacement or at least offer some other settlement.

The three of you are obligated to pay the rent to the landlord. However, the landlord does not care how the rent is divided and in many rental agreements each resident is individually responsible for the entire agreement. So you and your boyfriend were correct to pay the rent. If you had not fully paid, the landlord would have eventually evicted all of you regardless of who did or did not pay.

The landlord is not going to resolve your internal resident problem. You and your boyfriend need to pay the rent and take action to collect from your former "best friend". Send her a collection letter via Certified Mail and file a claim against her in small claims. A small claims judge will likely find in favor of you sense you have a signed lease with her.

I am interested in finding realestate notes.what is the safest way to invest time without investing money?

Realestate notes and buyers are my interesed but i am tring to get my foot in the door without sending my money to one of those ‘CARLTON SHEETS" guys. Is there a way i can get into this profession without investing my money.Just my time?

Go to your local court house, research the real estate or "deed records for deeds of trust, mechanics liens, etc., pull the data off of the deeds of trust, ie., where the grantee or mortgagee is obviously not a lending institution, (owner financed notes), get the amount, terms, p/off, address, etc., to contact the holder of the note to negotiate a purchase….careful though…a venture is considered high risk if you do not know how to minimize and eliminate your risks..non performing notes are a joke

Is there anyone out there that has used the johnbeck free and clear realestate techniques?

Has anyone bought and signed up with the johnbeck free and clear realestate program and if so, how much time and money did you send, and have you made any money with the program?

I have not bought the program. It does sound very simple on TV, but the rules in your state may make the process more complicated than it is in other states. In my state (Indiana) you can buy the tax lien at the time of the sale, but the owner has 13 months to redeem the property. During that 13 months you do not own the property and thus cannot enter it, or you will be tress passing. If the property is redeemed, the owner must pay you 10% interest. If it is not, then you must "quiet title" in order to then own it.

Most properties (90%) sold at tax sales are vacant land and are not the pretty houses you see on TV. The process is a lot of work and takes a lot of time, but if you can find a 73K house for $500 bucks….its worth it.

Unburdened: One Man’s Journey to a Tax-Free Pennsylvnia

New edits of previous video documenting Pennsylvania man’s victory in the war on real-estate taxes in Pennsylvania. The man and his family inherited two 40-year-old trailers, along with nearly $1,000 in annual property taxes — despite inhabitable conditions due to a leaky roof, black mold, pet odors, etc. Couldn’t sell them and no one would take them for free, but the taxes were unrelenting. The only way to eliminate the taxes was to demolish the properties.
