I keep seeing realestate ads that say C.O.C what does this mean? One ad "Current owner exempt from needing C.O.C.

I know what I want, and what I should do to get there, But how to begin?

I just turned 18 and I plan to move out, and begin working towards a successful and stable future. My plans are to attend college and finish with a degree, and then invest in realestate while im working.
I have helped my father for years now, with his realestate investing, (flipping properties) but I am uncertain about one thing. Since I will be living in SF, obviously I cannot buy anything in the city, possibly the state…. How and where do I go about getting a place to makeover and resell for more, I am at abit of a loss here. Any tips or advice is greatly appreciated!

Ahh, but that is what makes you an investor. You need to know where the leads are and then chase them down until you come up with something you like that is reasonable. You might want to start looking at FHA HUD housing.

what is the process that a landlord takes when a commercial lease is in default ?

I am not the landlord. i am in default on a commercial lease. Cannot afford a realestate attorney at this time. So if there are any attorneys with some good advice can you tell me the process that a landlord takes when you are default on your commercial lease ? I am in Florida and one month behind.

No attorney is going to provide you with such information. A simple outline will cost you a consultation fee. I can tell you that you will be responsible for the entire five year lease or whatever it is you signed. A lot will depend on the type of business you have, how much it makes and why you are not paying. Your best bet is to negotiate with the Landlord. If you are looking to worm out on a technicality, it’s not going to happen. If the Landlord is aggressive, cough up the money for an attorney. You will lose, but you will not lose as big.

Advice for Chicago real estate developers

I’ve known David Hall for most of his career, and have long considered him one of the smartest, most articulate real estate brokers in Chicago. This fifth part of our 6-part discussion is focused on how Chicago real estate developers are navigating this difficult market.

Hall has seen the ups and downs of Chicago’s real estate market during his more than 30 years in the business. The market crash of the early 80s wrecked his construction business, leaving him down to his last $5.

The last 20 years, however, have seen Hall presiding over Coldwell Banker’s Lincoln Park Plaza office and building it into a powerhouse, with more than 200 agents and $1.7 billion (yes, billion) in sales in 2006. To put that sales number in perspective, if Hall’s office were a company it would be one of the largest real estate companies in the United States. From 2004 through 2006 his office ranked first in sales in the entire Coldwell Banker system.
