Real Estate Today: Typical Homeowners Insurance Coverage (Part 1 of 3) – Koolik Group Realty Video

http://www.koolik.com In this episode of Real Estate Today with Elliot Koolik of Koolik Group Realty, we will join Lisa Pacillo, President of All Risk Insurance Group and licensed insurance broker, in answering the question “What does homeowners insurance cover?” Lisa will break down typical homeowners insurance coverage including how much coverage is required and what is insured under that coverage. Lisa explains that every homeowner must cover their mortgage amount based on the rebuild cost of replacing 100% of the structure in the event of a hurricane, fire, etc. Coverage B covers any structures other than the house itself. This may include a swingset, shed or other unattached structures and is included in the insurance premium. Coverage C covers personal property including kitchen cabinets, flooring, bathroom vanities, toilet, etc. Coverage C offers two methods of insuring this personal property. One method is full replacement cost which is more expensive but will cover the cost of a replacement. Option two is more affordable but only insures personal items at their purchase value minus depreciation. Flood insurance is covered under National Flood Policy and is typically under $500 annually.

How can I find out what is really going on with a house for sale that seems shaddy?

I found a fixer upper and want to buy it. My original agent called the listing agent and was told that the house was a mess and that there were no cabinets in the kitchen. I went to look for myself. The house again is a fixer upper but has a full functioning kitchen and structurally sound. Cosmedicaly it needs lots of work. So I talk to the listing agent myself and make him show me the house. He tells me he will get the numbers together and for me to give him a call. I did. Two days later i get a replay after a few followups. He tells me the house is probably going to be a short sale, then he says it will probably be a forclosure and someone with cash will buy it. Then he tells me that the bank will only accept 10 thousand more than the house is on the market for. (the house has been on the market since last July and the price has come down 60,000 from the original listing price.) I tell him fine I’ll offer 10,000 above listing price. I’m already approved and I think the place is worth it. He then tells me there are other homes in the area and that I am wasting my time with this house and that there is a cash offer on the table for 5 thousand less than asking price. I have since changed realtors but after the same house. My current realtor is getting the same run around. Only how they are saying that they have a cash offer over asking price. The whole thing sounds fishy to me. my questions are, can a realestate group "hold" property? We think the house is going into foreclosure or already is. Has anyone else encounters something like this? It makes no sense to me.

Best guess is that the home is in a short sale situation and an ofter has been made and the bank is in its (it takes several months sometimes) period where it is checking everything out to see if it wants to foreclose or agree to a short sale. A bank could decide to do a foreclosure even if it could get more money on a short sale- I have seen them do it.

The listing Real estate agent is the only agent that could possibly communicate with the bank- and if that agent is not very sharp or dishonest- then no one else can get any good information.

I would not make any offer on this house.
