Royce Builders Realestate question.?

June 25, 2010 - 5:20 am 1 Comment

My neighborhood was still being built, when the builder (Royce Builders) went out of business. There are still a couple houses that they built that have not been sold.
I was thinking of buying one of the houses, but I cant think of where to start, since the house we have now we bought through Royce Builders.
Can anyone tell me where to start the process of buying a house when the builder is no longer there?

your desire is gutsy; who will insure it?

anyway, to find any builder, start with the planning dept.

also banks
county recorder

their data will be at all the above

The Lost People Of Mountain Village (part one)

June 22, 2010 - 3:02 am 21 Comments

“This film is not funny.” – Steven Peabody, Colorado Board of Real Estate Professionals. Anthropologist Wade Davis calls it “no less than the most spectacular archaeological and anthropological discovery of our lifetimes.” Dr. Jerrold Sapphire, Author of “VANISHED: Why Bad Things Happen to Bad Civilizations,” calls it… well, you’ll find out what he calls it. But when a lost backcountry skier high in the Rocky Mountains stumbles on a monumental complex of structures – apparently completely uninhabited – the only thing that experts agree on is that we may never know what really happened to “The Lost People of Mountain Village”

Downsized is a critically acclaimed original made-for-the-web series revolving around people who are adjusting to life during the economic crisis. An ensemble series mixing satire with quirky drama, it tells very American stories through different walks of life with humor and sensitivity, allowing us to enjoy the various ironies of the current crisis. The dramatic series follows the odd entanglements between several people of different backgrounds– Beth (Daryn Strauss), a mid-level saleswoman who is let go from her corporate job by a downsizing effort masterminded by cool executive Maura (Michele Mavissakalian) and her efficiency expert Lowell (Duncan Murdoch); overworked attorney Connor (Chris Henry Coffey) who finds himself entranced by his Turkish immigrant cleaning lady Leyla (Esra Gaffin) while he goes through a divorce from Maura; office temp Andy (Conan McCarty) who is trying to fund his recession-based self-help program; beauty pageant coach Astrid (Shannon Conley) who cons unsuspecting parents like smitten daddy Nate (Kaipo Schwab) into spray tans and hair extensions for their pre-teen children in order to pay off her credit card debt; and Andy’s ex, Priscilla (Meredith Zinner), a suburban business owner who finds her privileged life in shambles when her investments go in the red.

what is the difference between a "cottage" and a "bungalow"?

June 7, 2010 - 10:26 pm 3 Comments

I’m looking for the current, popular meanings of the words as they are used in North America, Great Britain, and in the Repuplic of Ireland. In architecture and in realestate there seems to be some distinction. For examples: an architecural photographer has two seperate books; 500 Cottages , and 500 Bungalows; and IOL realestate has "cottages" and "bungalows" under seperate listings. What is a modest one family home… a cottage, a bungalow or something different ….???
;

North American perspective:
There is a good degree of overlap but some distinctions. A bungalow is usually from the 1870-1930 period. It would have a general horizontal feeling to it, would almost always have a covered porch and overhanging roof as a major design element. It would feature natural, native, low-tech material choices.
A cottage I think of perhaps as a bit smaller, perhaps part of an older tradition for its location. Example: a rural 16th century small house in England or Ireland could be a cottage but never a bungalow. A cottage could be in the 1950s modernist style, for example but a bungalow could not. Any home built in the 30 years could not be a bungalow, unless it strongly referenced the architecture of the pre-1930 period. Bacically: Bungalow is a style, Cottage is a detached smaller home of many, if not any, styles.
Note: in 19th and early 20th century usage, "cottage" was often used as a synonym for "rental house" or a smaller house on the same grounds as a larger one (example: guest house) of any size.

question about investing in a real estate company>?

June 4, 2010 - 9:00 pm 1 Comment

just wondering, i know there is alot of people who wish they could invest in real estate as it is a great investment market. I wish wondering if you would invest in a company that invests in real estate for you?
So like lets say the company has all these listings of different real estate projects they are going to buy and you can pick from one. So maybe there is 100 acres they are going to buy at 100,000 dollars. you would be able to invest 1000 dollars in this property threw this company, so realisticly you would on 1 percent of the propety threw the company. then maybe in a year the company would sell the property and get 200,000 for it. you would then get back 2000 dollars. 1000 for the investment and 1000 dollars profit.
would this be something you would do to invest in real estate or you think others would do? of course it would be a legal corporation not like some side business.
I am just wondering as myself would love to invest in realestate but dont have the money.
Thanks!

They’re called REIT’s.

Theyr’e like mutual funds for real estate.

Often times, minimum investment is $1,000.

Should I sell my home and buy a new one or should I keep it and borrow against it to buy another?

May 30, 2010 - 12:53 pm 8 Comments

I now proudly own my home in the inner city of Melbourne Australia and have no mortage. The house is in poor condition and needs to be rebuilt. My son’s father died leaving his benefit payout to me and my son so I have extra finance. Should I sell my house, put all my capital together and buy a new, more expensive dwelling or should I keep my home, rent it out and borrow against it to purchase another dwelling. Alternatively I could build a new home on the land but don’t feel up to such a huge project. In short, is realestate the best investment?

Buy the new one. Why would you want a house you have to rebuild? Also, how can you rent it out in that condition?
