Australian Realestate Agents…Property Managers, Do they Know / Care How They Make People Feel??

January 23, 2011 - 11:17 am 67 Comments

I am yet to meet one who cares.
I Rent and buy, depending on work.
I am very upset every time I have to deal with one.
Is it a qualification to be to apply?
Do they have to make sure every customer knows that they are below society?
One even treated me like dirt, when I asked for them to manage one of my rental properties.

Real-estate Agents are a dime a dozen, anyone can be one, yet they all display "Qualities that they are above everyone Else"

What’s your excuse?
Finally after years of brainwashing, they are gods gift, earning $150K??
Is that it?
Majority are from broken households, and did not have professional parents. Does the suit, make them feel so much worth, it’s uncontrollable??

You’re not sounding very happy.

I’m not a real estate agent – here is my guess:-

Some probably didn’t quite treat you well because they themselves were not paid well for managing rental properties. You know, the usual overworked underpaid. There’s only so much a staff member can handle. Nothing much you can do about this.

Some who still treated you bad when you buying – it’s probably because you didn’t buy a million or two million dollar worth of property. I bought a very cheap property in the past. And yes the agent treated me like I was some stinky rubbish…… (not quite sure how to describe it but you know what I mean). Cheap property = low commission. *shrug* what can you do?

I think it’s not limited to Real Estate agents – I think it’s all sales persons to a certain degree. RE agents also not to all RE agents. You serve people who bring you the most money…

why wont they accept us when we apply for houses realestate?

January 14, 2011 - 12:12 am 6 Comments

Hello, i am 27 my partner is 22 and our son is 8 months almost 9 months on the 22nd

we apply for houses but they allways knock us back they said they dont have to give us a reason why yet they wont give us a house what do we do and how do we get a foot in the door we have never rented before so how can we we need a rental history they tell us but they dont give us a chance to get one

please help we cant keep livein in our parents house 3 of us all in the one room our son needs his room and our roon is not biigenuff for a cot so he is in a porta cot
first off all not every one was braught up with money . and just beacause our spelling is not great is no reason to decline u for a house (so dont be so freakin rude ) and we do write neat we have have jobs as our area we live in there is no jobs avalibale for us (do no judge ) when u dont know the reasons and we dont have a rental history as we have been liveing with parents and there is NOTHIGN wrong with liveing with ur parents as long as u can and also our education has sweet fuck all to do with gettin a house
why do u all bother to answer people if u just going to put people down

I am unclear if you are employed. If you aren’t no one is renting to you.

You have never left home at 27?

If you are employed you will need a co-signer, someone with good credit, income and of course willing to be sued if you are a dead beat.

I am a man. I married at the age of 30 in 1974 My wife was 29. She is an ideal woman.?

January 3, 2011 - 10:12 pm 5 Comments

We had a son 29 months after our marriage. I was practising pull out method. After 3 years she insisted that we should have another child. which I did not want. One day she threatened me saying you old man you are not keeping good health I will see you. Then I got afraid and we had a mentally challenged boy when my elder son was 5 years 3 months. I was suffering from acromegaly from 1977 to 1983.
My second child was born in 1981. We had gone to montreal to get myself operated in 1983 with the financial help from my sister in law. I was very angry with my wife for forcing me to have another child and then giving birth to a mentally challenged boy. I was practising as family physician since 1977.
she was working in bank. She was providing for 100% of our expenditure. I had no income worth the name. I had 2 shops and realestate prices were rising steadily and that kept me happy. I left my practise in 1993. as god punished me for not practising properly. God gave me a serious mental illness.
I am in depression since 1994 till today. Make your comments.
If my wife was in USA she would have divorced me 3 months after marriage.
We live in Mumbai/India

You said following:::::

You became afraid when she said, ‘You old man, you are not keeping good health. I will see you’? What!

First, first cousin marriages are not a good idea. It creates conditions when family pressure can be very intense, as well as genetic pool which is susceptible to defects. As a doctor you should know this. The marriage should not have taken place at all.
XXXXXXXX

Ours was not first cousin marriage.
She had theatened me when I was really sick.

YOU chose to put your ***** in her ******!!!!! Too bad this is your fault!
Take responsibility for your mentally challenged child and love him for ho he is!
Sounds like you’re more f*cked up than he is anyway.

Is there a realestate insurance that the policy cover’s move then just one property on it?

December 30, 2010 - 5:13 pm 2 Comments

Was wondering if there is a rental property insurance that owers can have that can cover multiply properties under one policy then have one policy per property.

Yes, of course. A commercial property policy can list hundreds of locations on it.

That "one property per policy" bit is for amateurs, who only own one or two rentals, and own them in their personal name.

What is the lifestyle of someone who earns $110,000 a year?

December 26, 2010 - 12:17 pm 4 Comments

I am 15, and I plan on becoming a dentist (and no, not just because of the salary). The minimum yearly income for a dentist is about $110,000 a year. I would love to be able to buy high end clothes and live in a nice home, like this one: http://www.realestate.com/MD/Bethesda/20128768-5819-Sonoma-Road-Bethesda-MD-20817-home-for-sale.aspx

What kind of car would someone with a salary like that be able to buy (max. amount)? Just a question of curiosity.

You’ll make a lot more than $110k/year as a dentist, I can tell you that. By the time you’ve finished dental school, a home, clothes and automobiles (all material things) won’t hold as much importance to you as they do now. You’ll likely be starting a family at this time, so all of your energy will be (or should be) focused on providing the most for them. I know it’s hard to envision right now at the ripe old age of 15, but it’s true (ask your parents). I’m at a mid-life point in life right now, and nothing matters to me more than ensuring my wife and kids will be well-positioned financially should I leave this earth prematurely. They’re all I have to keep my ‘legacy’ alive, so to speak, so whatever I can do to ease their journey into and through adulthood, I’m going to do. My wife’s finances are already pretty much taken care of. If my children can start a career debt-free, this will make a HUGE impact on their well-being.

Don’t worry about what all you can buy after becoming a dentist. You’ll make some serious jack and will have enough to do with as you please. My advice, save as much as you can before children arrive. Put more than enough down on your first mortgage. Live in smaller house initially and pay it off (it is, after all, just a house). After house is paid off, you might consider real estate as a good long-term investment (mine is rental property).

Whats the best way to end a realestate agents contract.?

December 22, 2010 - 9:05 am 1 Comment

I have a one year but the commision is 6% probably more than I will make after closing sale…
They are not what I expected , 4 months no showings, other agents showing thats another commission can I at least renogotiate a smaller commission in this market CALIFORNIA…

Granted, commissions are negotiable, but if you negotiate lower than 6%, you are shooting yourself in the foot. The vast majority of realtor listed sales involves 2 office; listing and selling. Presuming a 50/50 split that’s 3% for each office. A reasonable amount. However, if you lower the total commission, the share to the selling office will not be very attractive and many agents won’t show property with a low commission. You want to do just the opposite. Offer a bonus if the property is under contract in X number of days.
